How does the sale of bare ownership work?
The ownership of a home can be divided into two separate rights belonging to different people.
Bare Ownership (what you sell)
It is the "naked" title of the property: the right to be the legal owner, but without being able to use it while the usufruct is valid. You sell it to an investor and receive immediate payment.
The investor cannot enter the house, rent it out, or sell it free of charges until the usufruct expires. That is why bare ownership is worth between 70% and 90% of the total value.
Lifetime Usufruct (what you keep)
It is the right to use and enjoy the home for your entire life. It is registered in the Property Registry as a charge that the buyer knows and explicitly accepts.
You can even rent the home if you decide in the future to move to a residence, collecting the rental income in full.
